Construction Manager
Location: Eugene/Springfield, OR
Part Time
Hours: Monday through Wednesday, 8:00 am to 5:00 pm
Pay: This is an hourly pay role. The estimated annual income is $63,000 plus a $200 per month health stipend.

We design and build custom and pre-designed residential homes, tiny homes, saunas, prefabricated buildings, and more, focusing on innovation, sustainability, and craftsmanship. We employ organic design and innovative processes with prefabricated systems, utilizing cutting-edge building science principles. We specialize in building sustainable, beautiful structures with mass timber, CLT, and other innovative materials. Our prefab shop is in Springfield, OR, and our projects are carried out throughout Oregon.

Job Description:
CedarStone Design Build seeks an experienced Construction Manager to oversee and direct construction projects from conception to completion. This role ensures projects are delivered on time within scope and budget. The ideal candidate will have comprehensive knowledge of construction management, strong leadership skills, and the ability to coordinate various teams and stakeholders effectively.
Key Responsibilities:

Site Preparation and Management: Direct preparation of construction sites before project commencement. Oversee daily operations to ensure site functionality and project progression.

Collaboration and Coordination: Collaborate with designers, engineers, construction workers, and contractors to create detailed project plans, including budgets, schedules, and staffing requirements. Coordinate daily site operations, including scheduling employees and contractors.

Monitoring and Reporting: Monitor project progress, prepare detailed reports, and document all activities. Adjust schedules, staffing requirements, and equipment inventory based on budget constraints and project timelines.

Safety and Compliance: Evaluate and enforce site safety in compliance with regulatory bodies, including OSHA regulations and company policies. Identify and resolve safety hazards and workplace malpractice to ensure a safe working environment.

Contract Negotiation and Relationship Management: Establish and manage relationships with subcontractors and negotiate contracts with suppliers, subs, and other related groups. Procure project materials and manage logistics.

Strategic Planning: Provide input on departmental budgeting, strategic planning, and procedural changes to optimize project delivery and site management.

Delegate, supervise, and work alongside a small team of carpenters.
Experience and Education Requirements:

A bachelor’s degree in construction management or equivalent experience is required.
-
At least six years of experience in construction management or a related field, with a comprehensive understanding of construction concepts and principles.

Proven experience leading and directing teams with full authority for personnel decisions.

Understanding of building science principles and passion for craftsmanship and sustainability

CedarStone is a design-build company specializing in industry-leading sustainable dwellings. Our mission is to take climate action through innovative, healthy and resilient homes. We are looking to fill a carpenter position within our construction department. In addition to construction trade experience, the qualified candidate will possess strong attention to detail, a passion for sustainable design and craftsmanship, a great attitude and an exceptional team player.
The Carpenter performs residential construction activities for client projects of various sizes, from smaller scope projects (e.g. kitchen or bath remodels) to new home construction. The carpenter will work with our team on projects utilizing innovative construction materials and techniques including mass timber. Qualified applicants must have transportation and possess a valid driver’s license with a clean driving record. Qualified applicants must also possess valid auto insurance.
